Enclosed is a site plan showing the location of the adjacent homes and immediate neighbors, my client's setback is located in line with both neighbors. • The color plan shows existing as grey shaded footprint. The blue is the proposed house and lighter blue is the first floor covered deck. • The zoning code prevents my client from moving any further towards the road (40' is front yard setback). • The house to the east is very close to the road (pre-existing nonconforming 237' when 40' is required). The neighbor's house does not comply with zoning. • If the easterly neighbor had to comply with legal front yard setback the location of the house would be in line with tax map 53-4-16 (to the east) • My client's property is protected with a bulkhead and the proposed house is further back from the water than the existing house. (Existing house is the grey shaded footprint) 2. 3 pages of Photographs showing the neighbor's homes. 3. Site plan showing proposed and existing. Existing house with deck is 57'.3" from wood bulkhead and proposed is 64'l '/2" from wood bulkhead I request that we meet during your field inspection with the plans and that you approve the wetland permit for the proposed house, as requested.
