EEGINNING at a point marked by a post set at the corner formed by the : intersection of the southerly side of Pine Neck Road with the westerly side of North Road to Bayview; running thence along the westerly side : (+ of North Road to Bayview, South 6 degrees 54 minutes 30 seconds East,* distance of 245 feet to a point marked by a monument and lands now or formerly of Van Zandt; running thence along said last mentioned lands, South 84 degrees 45 minutes 00 seconds West, a distance of 150 feet to a point marked by a monument and lands now or formerly of K.M. Cowan; running thence along said last mentioned lands, (1) North 6 degrees 54 minutes 30 seconds West, a distance of 100 feet; (2) South 84 degrees 45 minutes 00 seconds West, a distance of 50 feet to a point marked by a monument and lands now or formerly of Chester Jordan; running thence along said last mentioned lands , North 6 degrees 54 minutes 30 seconds West, a distance of 145 feet to a point marked by a montmtent set on tht southerly side of Pine Neck Road; running thence along the southerly side of Pine Neck Road, North 84 degrees 45 minutes 00 seconds East, a distance of 200 feet to the corner at the point or place of beginning, Said courses and dimensions being in accordance with a survey made by Van Tuyl & Son, Licensed Land Surveyors, Greenport, N.Y. June 16,1972 BEING AND INTENDED to be the same premises conveyed to the grantor by deed dated February 13 , 1976, recorded in Suffolk County Clerk's Deed' Liber 8000 page 544 on March 11, 1976. ' TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything p. whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of tot the first part will receive the consideration for this conveyance and will hold the rightto receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply ' the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
