THIS INDENTURE, made the 16th day of January, 2018, between RICK T. LANCIA &
MARY E. LANCIA, as Trustees of THE MARY E. LANCIA LIVING TRUST dated March 20,
2008, and THE RICK T. LANCIA LIVING TRUST dated March 20, 2008, both residing at 38
Grinsted Street, Manhasset, NY 11030 ("Grantor"), and RANDALL�HINDEN & FALLYN
HINDEN, as Joint Tenants with Right of Survivorship, both residing at 1255 Woodcliff Road,
Mattituck,NY 11952 ("Grantee").
WITNESSETH, that Grantor, in consideration of FOUR HUNDRED THOUSAND and
001100 ($400,000.00) DOLLARS paid by the second part, does hereby grant and release unto
Grantee and the heirs, executors, administrators, legal representatives, successors and assigns of

thereon erected, situate, lying and being at Mattituck, Town of Southold, County of Suffolk and

roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of Grantor in and to

TO HAVE AND TO HOLD the premises herein granted unto Grantee and the heirs,
executors, administrators, legal representatives, successors and assigns of Grantee forever.
Grantor acquired title to the subject premises by Deed dated April 11, 2007, and recorded
April 26, 2007, in Liber 12502, page 585; thereafter, by deed from Mary Lancia, as to an
undivided 1/2 interest to Rick T. Lancia and Mary E. Lancia, as Trustees of the Mary E. Lancia
Living Trust Dated March 20, 2008, by No Consideration Deed dated March 20, 2008 and
recorded on April 23, 2008, in Liber 12548, page 536 and by Deed from Rick T. Lancia, as to'an
undivided %i interest to Rick T. Lancia and Mary E. Lancia, as Trustees of the Rick T. Lancia
Living Trust Dated March 20, 2008, by No Consideration Deed dated March 20, 2008, and
recorded on April 23, 2008 in Liber 12548, page 537.
Said premises is not located in an agricultural district.
Grantor covenants that Grantor has not done or suffered anything whereby said premises
have been encumbered in any way whatever, except as set forth herein.
Grantor, in compliance with Section 13 of the Lien Law, covenants that Grantor will
receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement before using any part of the total of the same for any other purpose.
Said premises is known as and by street address 505 Oak Street, Mattituck, NY 11452
and on the Suffolk County Tax Map as District 1000, Section 14 1.00, Block 01.00, Lot 020.000.
