distinguished as Lot 98A on a map entitled "Map Showing Alteration
& Addition to Founders Estates , situate at Southold, Suffolk Co. ,
N.Y: , made by Otto W. Van Tuyl, dated February 25, 1935 and filed in
Ij Office of the Clerk of Suffolk County on March 25, 1935, as Map No.
1178; the said lot being bounded westerly by Old Shipyard Road,
northerly by Lot 97A, easterly by Lot C, southerly by Lot 99, and
measuring seventy-five (75) feet on the westerly and easterly
boundaries and one hundred eighty (180) feet on the northerly and
Iisoutherly boundaries .
SUBJECT to covenants and restrictions of record, if any, affecting
I� said premises; and subject also to zoning restrictions and ordinances
l� adopted by any municipal, town, village or other governmental
authority.
i TOGETHER with all the right, title and interest of the party of the

of the first part by deed dated May 6, 1970 and recorded at the

6741 cp 268, and thereafter conveyed by the parties of the first
fpart to themselves as tenants in common, and not as tenants by the
