Parcel 1
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Nassau Point or Little Hog Neck, Town of Southold, Suffolk
County, State of New York, and known and designated as Lot Number 331 on map entitled,
"Amended Map A of Nassau Point, owned by Nassau Point Club Properties, Inc., situate in the
Town of Southold, Long Island, N.Y." surveyed June 28, 1922 by Otto W. Van Tuyl, C.E. &
Surveyor, Greenport, N.Y. and filed in the Office of the County Clerk of Suffolk County, N.Y.
August 16, 1922 under File No. 156, being more particularly bounded and described as follows:
BEGINNING at a concrete monument on the westerly side of Sunset Road where the same is
intersected by the division lines between Lot 330 and Lot 331 on the aforesaid map;
RUNNING THENCE southerly and westerly along the westerly side of Sunset Road and
Vanston Road 125 feet more or less to the division line between Lots 331 and 332 as measured
by a tieline course and distance South 42 degrees 23 minutes 20 seconds West 124.07 feet;
THENCE North 87 degrees 20 minutes 40 seconds West along the last mentioned division line
337.58 feet to the easterly side of Lowland Road;
THENCE Northerly along the said easterly side of Lowland Road on an arc bearing to the left a
distance of 133.2 feet more or less to the division line between Lots 330 and 331 as measured
by a tieline course and distance North 5 degrees 50 minutes 40 seconds East 133.15 feet;

93.15 feet to a canal;
THENCE northerly along said canal as measured by a tieline course and distance north 6
