BETWEEN J. PARKER WICKHAM, residing at (no number) Airway Drive,
Mattituck, New York and HULL M. WICKHAM, residing at (no number)
West Nut Swamp Road, Middletown, New Jersey, as Executors of the
Last Will and Testament of Cedric H. Wickham, deceased, by order,
of the Surrogate of Suffolk County under file no. 625 P 1972 ,

WITNESSETH,Ithat the party of the first part, in consideration of ten dollars and other valuable consideration' paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected situate,
lying and being 6Ltbcx at Southold, in the Town of Southold, County of
Suffolk, and State of New York, bounded and described as follows :
II Commencing at a point formed by the intersection of the
southerly line of Hiawatha' s Path and the easterly line of
Wabasso Street and from said point or place of beginning
running thence in an easterly direction along the southerly
line of Hiawatha' s Path a distance of 191. 52 feet , more or.
less , to a point ; thence in a generally southeasterly direction
p still along the southerly line of Hiawatha' s Path a distance
of 57 feet , more or less , to a point ; thence in a generally
southerly direction along the westerly line of Hiawatha' s
Path a distance of 100 feet , more or less , to the northeasterly
corner of land now or formerly of John V. Myers , et ux, and
a point ; thence in a generally westerly direction along the
northerly line of land now or formerly of John V. Myers , et
ux a distance of 109 . 26 feet , more or less , to a point
located at the northwesterly corner of said land now or
formerly of John V. Myers , et ux; thence in a generally
southerly direction along said land now or formerly of John
V. Myers , et ux a distance of 90 feet , more or less , to the
northeasterly corner of land now or formerly of Willard H.
Schilling; thence in a generally westerly direction along
the northerly line of land now or formerly of Willard H.
Schilling a distance of 125 feet , more or less , to the
easterly line of Wabasso Street ; thence in a generally
northerly direction along said easterly line of Wabasso
Street a distance of 227 feet , more or less , to . the intersection
of the easterly line of Wabasso Street and the southerly
IIline of Hiawatha' s Path and the point or place of beginning. Said
premises being known as lots 24 . 36 and 37 on a certain

OGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
.�j and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants .hat the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
i,- - oration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

'.TOGETHER with all the right , title and interest if any of
:the party of the first part in and to the land lying within
jthe bed of Hiawatha' s Path and Wabasso Street adjacent to
'Ithe subject ipremises on the west , north and east to the' i
(jcenter lines thereof.
,Subject, however , to the passage of others over Hiawatha' s
math and Wabasso Street and subject to the right reserved by
the party of the first part to dedicate said Hiawatha' s Path
and Wabasso Street to the Town of Southold as public highways .
TOGETHER with and subject to the use of the roadways within
"Laughing Water" and to the beach or strand of Hog Neck Bay
;jointly with other owners of premises at "Laughing Water . "
TOGETHER with the right to the use , in common with others ,
iof the playground, beaches , Muskoday Bridge and the marina,
together with access thereto , subject however to the rules
and charges of the Laughing Water Property Owners Association.
