ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
being at Peconic, in the Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at an iron pipe on the southerly line of Sound View
Avenue abut 3,555.68 feet easterly as measured along the said
southerly side of Sound View Avenue from the corner formed by the
intersection of the easterly side of Mill Lane and the said
southerly side of Sound View Avene, which said point is also the
point where the said southerly side of the Sound View Avenue is
intersected by the easterly line of the land now or formerly of
Metaxes and the westerly line of the premises herein described;
running thence along the said southerly side of the Sound View
Avenue, North 81 degrees 22 minutes 30 seconds East 306.71 feet
to a monument in the said southerly side of Sound View Avenue
which monument marked the point where the said southerly side of
Sound View Avenue is intersected by the easterly line of the
premises herein described and the westerly line of the land now

BEING AND INTENDED TO BE the same premises described in a certain
deed to William J. Smith, decedent herein dated August 27, 1986
and recorded in the Suffolk County Clerk's Office on September
24, 1986 in'Liber 10131 of Deeds, at Page 477. The said William
J. Smith having died on June 2, 2016 and Letters of
Administration were issued by the Surrogate's Court of Suffolk
County under File No. 2016-2618 to Carol A. Smith.
