WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable
consideration,paid by the party of the second part,does hereby grant and release unto the party of the second
part,the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,

estate in the above described premises for and during the natural lives of ANTONIOS TSIKLIDIS and
MARY TSIKLIDIS,or the survivor thereof,and upon the death of the remaining survivor,the remainder
shall vest in ARGENE TSIKLIDIS and ANASTASIOS TSIKLIDIS,and their assigns forever.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part,covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same

All that certain plot, piece of parcel of land,with the buildings and improvements
thereon erected, situate, lying and being in the Village of East Marion,Town of
Southold,County of Suffolk and State of New York,bounded and described as
follows:
BEGINNING at a stake at the corner formed by the intersection of the southerly line
of a 30 foot right of way-and the westerly line of a 40 foot right of way,which point
of beginning is distant the following two courses and distances from a monument on
the southerly line of Main Road and easterly line of land now or formerly Eldredge,
(1) South 28 degrees 56 minutes east along the last mentioned land of Eldredge
257.22 feet,and
(2) South 60 degrees 13 minutes west along the southerly line of said 30 foot right
of way 7917 feed,
RUNNING THENCE from said beginning point southerly 29 degrees 29 minutes 30
seconds east along the westerly line of said 40 foot right of way 200.0 feed to the
land now or formerly of John W.Veil.
THENCE south 60 degrees 13 minutes west along the last mentioned land 220.0
feet,
THENCE north 29 degrees 29 minutes 30 seconds west along the last mentioned
land and along land of Vail Estate and land of Brown 200.0 feet to the southerly line
of the 30 foot right of way;
THENCE north 60 degrees 13 minutes east along said southerly line of said 30 foot
right of way 220.0 feet to the westerly line of said 40 foot right of way at the point or
place of beginning.
Together with an easement for ingress and egress for all purpose over
certain real property situate at East Marion,Town of Southold,Suffolk County, New
