and by virtue of the power and authority given in and by said last will and testament,and in consideration of

Being and Intended to Be the same premises conveyed by Joan M.Wood as Executrix of the Estate of Mary B.Wood to
Joan M.Wood dated July 31,1987 recorded with the Clerk of Suffolk County at Liber 10423 at Page 183.
This deed is a distribution of the Estate of Joan M.Wood as slated in the specific bequest made by the Last Will and
Testament of Joan M.Wood dated June 9,2003 Suffolk County Probate File No.2016-607 pursuant to paragraph
THIRD(A)thereof
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof;
TOGE`FHER with the appurtenances,and also all the estate which the said decedent had at the time of decedent's death
in said premises,and also the estate therein,which the party of the first part has or has power to convey or dispose of,
whether individually,or by virtue of said will or otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second pan,the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires,

ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon
erected,situate,lying and being at Laurel,Town of Southold,Suffolk County,New York, .
designated as the northerly portion of Lot No.5 as shown on a certain map entitled"Map of
Property of A.L.Downs,Laurel,L.I.,filed in the office of Clerk of the County of Suffolk as Map
No.21,and further described as follows:
BEGINNING at a monument on the southerly side of Peconic Bay Boulevard at the
northwesterly corner of the premises herein described adjoining Lot.No.4;running thence
along the southerly side of Peconic Bay Boulevard North 53 degrees 06'40"East 50.30 feet to
Lot No.6; running thence along said Lot No.6,South 49 degrees 44'00" East 163.59 feet;
running thence through Lot No.5 South 53 degrees 06'40"West 72.50 feet to Lot No.4;
running thence along said Lot No.4,North 41 degrees 57'50"West 160.13 feet to the point or
place of BEGINNING.
SUBJECT to a non-exclusive easement 15 feet in width from the southwest corner of
said premises running along the westerly boundary of said premises northerly to Peconic Bay
Boulevard for access to and from Peconic Bay Boulevard.
TOGETHER with a six(6)foot non-exclusive easement along the westerly boundary of
