PURCHASER BEFORE SIGNING.
THIS INDENTURE, made as of 3 a day of October, 2017, between, Kathleen Fraleigh,
surviving tenant by the entirety of James H. Potts, having an address at c/o Joyce Bellis, 454 Tenafly
Road, Tenafly NJ 0764, party of the first part and Margherita Posillico, having an address at 145 Harvard
Street, Westbury, NY 11590 party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and No Cents
($10.00), lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto the party of the second part,the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Cutchogue, County of Suffolk and State of New York, as
more particularly described in Schedule A annexed hereto,
TOGETHER with all right,title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part,covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any pan of the
total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of land, situate, lying and being at Fleets Neck, near Cutchogue, in the Town of
Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the Northwest corner of the premises herein being described, which point is distant the
following courses and distances from a point on the Southerly side of South Cross Road where the same is intersected on
the Northeast corner of land now or formerly of Fitzpatrick, which last mentioned point on the Southerly side of South
Cross Road is 724.97 feet westerly from the corner formed by the intersection of the westerly side of Fleet Road with the
southerly side of South Cross Road:
1) South 31 degrees 43 minutes east, 118.66 feet; and
RUNNING THENCE from said point of beginning the following eight courses and distances:
1) South 31 degrees 43 minutes east, 15.34 feet to a monument;
2) South 26 degrees 17 minutes east, 125.00 feet to a point;
3) North 69 degrees 47 minutes 20 seconds east, 90.85 feet to a point;
4) North 69 degrees 37 minutes 50 seconds east, 90.00 feet to a point;
