BOUNDARY LINE AGREEMENT
AGREEMENT made this 1 +� day of NOVEMBER, 2017
Between FIRM FOUNDATIONS PARTNERS LLC
with an address of 124 West 23rd Street, Apt. 2A, New York, NY 10011
(hereinafter referred to as "LLC" )
and
RONALD R. HASEL
with an address of 624 Deer Path, Mattituck, NY 11925
(hereinafter referred to as "HASEL" )
WHEREAS, LLC is the owner of property located at 1060 FOX HOLLOW ROAD,
MATTITUCK, NY 11725, known as District 1000 Section 113.00 Block 06.00 Lot
023.000 on the Suffolk County Tax Map and more particularly described as set forth on
Exhibit A attached hereto and made a part hereof;
WHEREAS, HASEL is the owner of property located at 624 DEER PATH, MATTITUCK,
IOoo.
NY 11725, known as District G4 00 Section 106.00 Block 10.00 Lot 028.005 as shown on
the Suffolk County Tax Map and more particularly described as set forth on Exhibit B
attached hereto and made a part hereof;
WHEREAS, the northeasterly property line of the LLC property adjoins the
southwesterly property line of the HASEL as depicted on the survey made by JOHN C.
EHLERS LAND SURVEYOR which is attached hereto and made a part hereof as
Exhibit C;
WHEREAS, the survey provided to HASEL and annexed hereto as Exhibit C indicates
that a fence is located 16.7 feet west of the easterly line of the property owned by LLC.
WHEREAS the parties wish to reaffirm the record boundary line between their
respective properties for all time;

NOW, THEREFORE, it is AGREED as follows:
1 The boundary fine between the LLC property and the HASEL property hereby
reaffirm the record line to be consistent with that shown on the survey made
and certified by John C. Ehlers Land Surveyor annexed hereto as Exhibit C
and made a part of this agreement and,
2. HASEL hereby releases any claim of any nature whatsoever to any portion of
the LLC property and LLC hereby release any claim of any nature whatsoever
to any portion of the HASEL property and,
3. The affidavit signed by HASEL annexed hereto as Exhibit D is made part of
this agreement and,
4. This Agreement shall run with the land and be binding upon and inure to the
benefit of the parties hereto and their respective heirs, legal representatives,
successors and assigns.
This Agreement may be executed in counterpart originals all of which together shall be
deemed to constitute one agreement.

Southold, County of Suffolk and State of New York, and bounded and described as

BEGINNING at a point on the easterly line of a right of way commonly known as Deer
Path Road, which point of beginning is the following three (3) courses and distances
from a point formed by the intersection of the easterly line of Mill Road with the
southerly line of land formerly of Charles Schindler.

I am the owner of property located at 624 Deer Path, Mattituck,NY 11925, District 1000,
Section 106.00, Block 10.00, Lot 028.005, and I am a neighbor of Firm Foundations
Partners, LLC, who owns property located at 1060 Fox Hollow Road, Mattituck, NY
11952, District 1000, Section 113.00, Block 06.00, Lot 023.00.
I have reviewed the survey of John C. Ehlers Land Surveyor dated October 18,
2017 which shows that there is a fence which encroaches up to 16.7 feet west of part of
easterly record line.
I understand that, despite the location of said fence, Firm Foundations Partners,
LLC owns up to the boundary line as shown on said survey,which is as much as 16.7 feet
east of said fence.
I make no claim to the strip of land lying between the actual boundary line as
shown on said survey and said fence.
I agree that neither we or our assigns or successors in interest have any claim of
ownership in and to the strip of land and will make no claim of ownership based on any
past, present or future rights of adverse possession.
This agreement shall run with the land and be binding upon successors, heirs, and
assigns of all parties thereo.
