County, New York on 1112012003, pursuant to order granting successor letters testamentary
dated 05/27/2016 in file# 2306P2003/A, having and address at 12 Upper Drive North, Halesite,
New York 11743 and Sabrina Sica Tep lin and Andrew Sica, co-executors of the Estate of John T
Sica, who died domiciled in Suffolk County, New York on 1014/2015, pursuant to letters
testamentary dated 09/26/2016 in file # 2016-3535, having an address at 164 East Main Street,
Huntington, New York 11743 ("Grantors") and David L Levy and Carmelina Levy, as Husband .
and Wife, having an address of 20 Huron Street, Glen Head, New York 11545 ("Grantees")
WITNESSETH, that the party of the first part, by virtue of the power and authority
given in and by said last will and testament, and in consideration of$1,370,000.00 lawful money
and other valuable consideration, the receipt and sufficiency of which hereby are acknowledged,
does hereby grant and release unto the party of the second part, heirs, successors and assigns
forever,
ALL that certain plot, piece or parcel of land, together with the buildings and
improvements thereon erected, situate, lying and being in the Town of Southold,
Village of East Marion, County of Suffolk and State of New York, bounded and
described as follow:
See Schedule A Attached Hereto and Made a Part Hereof,
Said premises are known by street and number as 12860 Main Road, East Marion,
New York 11939.
TOGETHER with all right, title and interest, if any, of the party of the first part
in and to any streets and roads abutting the above described premises to the center lines
thereof,
TOGETHER with the appurtenances and all the estate which the decedent had at
the time of decedent's death in said premises, and also the estate therein, which the party
of the first part has or has power to convey or dispose of, whether individually, or by
virtue of said will or otherwise;
SAID PREMISES BEING AND INTENDED TO BE the same premises being and
intended to be the same premises as described in deed made by John T. Sica, recorded October
25, 2001, in Liber 12149 Page 267. Said premises are known and designated as District 1000,
Section 031.00, Block 14.00, Lot 009.000.
TO HAVE AND TO HOLD the premises herein granted unto Party of the Second Part
and the heirs, executors, administrators, legal representatives, successors and assigns of the Party
of the Second Part forever.
The party of the first part covenants that it has not done or suffered anything whereby
said premises have been encumbered in any way whatever, except as set forth herein.
The party of the first part, in compliance with Section 13 of the Lien Law, covenants that
it will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement before using any part of the total of the same for any other purpose.

as of the date first above written.
