THIS INDENTURE, made the 15th day of November, Two Thousand Seventeen

party of the first part, and
ORIENT OP LLC, whose address is 173 Duane Street, Apt. 75,New York, new York 10013
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold,
County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a monument on the southwesterly side of Orchard Street at the southeast corner
of the herein described premises where the same is intersected by land now or formerly of Trent,
said point or place of beginning being also distant 590.74 feet northwesterly as measured along
the southwesterly side of Orchard Street from the corner formed by the intersection of the
northerly side of King Street or Narrow River Road with the southwesterly side of Orchard
Street;
RUNNING THENCE from said point or place of beginning along land now or formerly of Trent,
the following two (2) courses and distances:
1. South 70 degrees 13 minutes 50 seconds West, 240.14 feet to a monument;
2. South 19 degrees 46 minutes 10 seconds East, 175.00 feet to a monument found and land
now or formerly of Richard Gluckman;
THENCE along said last mentioned land now or formerly of State of New York the following
two (2) courses and distances:
I. South 70 degrees 13 minutes 50 seconds West, 200.00 feet;
2. North 19 degrees 46 minutes 10 seconds West, 200.00 feet to a monument and land now
or formerly of Robert Serra and Clara Serra;
THENCE along said last mentioned land, North 70 degrees 13 minutes 50 seconds East, 430.00
feet to a monument on the southwesterly side of Orchard Street; and
THENCE along the southwesterly side of Orchard Street, South 41 degrees 51 minutes 10
seconds East, 26.98 feet to the monument at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated August 9, 2004, and recorded August 24, 2004, in the Office of the Suffolk County
Cleric in Liber 12339, Page 31.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
