WITNESSETH, that the party of the first part, in consideration of w

lawful money of the United States, and other good and valuable consideration paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

State of New 'York, known as and designated as Lot Number 57 on a certain
map entitled "Map of Terry Waters of Bayview, Town of Southold, Suffolk
County, N. Y. , owned and developed by Helen Cochran, Main St. Southold,
N. Y. made 6/6/56 by Otto W. Van Tuyl and Sons, Licensed Surveyors,
Greenport, N. Y. and filed in the office of the Clerk of the County of Suffolk
on 12/29/58 as Map Number 2901 bounded and described as follows:
BEGINNING at a point on the northerly side of Watersedge Way at the
division line between lots numbers 57 and 58 on said map;
RUNNING THENCE North 23 degrees 37 minutes 50 seconds East along
said division line 175 feet to the southerly side of Lot 52 on said map;
T�-?ENCE South 66 degrees 22 minutes 10 seconds East along the southerly
side of said Lot 52 and Lot 53 on said map 100 feet to the division line
between lots numbers 56 and 57 on said map;
THENCE South 23 degrees 37 minutes 50 seconds West along said division
line 175 feet to the northerly side of Watersedge Way;
THENCE North 66 degrees 22 minutes 10 seconds West along the
northerly side of Watersedge Way 100 feet to the point or place of BEGINNING.
TOGETHER with an easement for ingress and egress over and upon
Watersedge Way, Longview Lane and Rambler Road.
TOGETHER with the right to use in common with other lot owners the area
known as Lot No. 8 and the area adjoining next southerly thereto to the
extent of 80 feet more or less of the northerly 80 feet more or less of that
parcel designated on said filed map as "Community Park and Beach
(residents only), " as a basin for berthing a boat for said above described
parcel, including an easement for ingress and egress over, upon and
