WITNESSETH,that the parties of the first part,for good and valuable consideration received from the
parties of the second part,the sufficiency of which is acknowledged by executing herein,do hereby grant and
release unto the parties of the second part,the heirs or successors and assigns of the parties of the second part
forever;
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being in the Town of Southold,Suffolk County,New York being known as Unit No. 1 as shown on

July 12, 1985 as Map No. 119 and"Amended Map of North Fork Beach Condominium filed December 11,
1985,as Map No. 119A"together with an undivided 2.37%interest as Tenants in Common, in the Common
Elements of the Condominium described in the Declaration of Condominium entitled "North Fork Beach
Condominium"recorded in the Suffolk County Clerks Office in Liber 9829 CP 142. The premises on which
said condominium has been created is situate lying and being in the Town of Southold,County of Suffolk and
State of New York.
SUBJECT to any state of facts an accurate survey may show.
SUBJECT to covenants,restrictions and agreements of record, if any.
Being the same premises more commonly known as 52325 County Road 48—Unit 1,Southold NY 11971,the
parties of the first part being the same parties as the grantees in a Deed dated November 13, 2008 and
recorded on April 7,2009 under Liber D00012584 and Page 995.
TOGETHER with all right,title and interest,if any,of the parties of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the parties of the first part in and to
said premises;
TO HAVE AND TO HOLD the premises herein granted unto the parties of the second part,the heirs or
successors and assigns of the parties of the second part forever.
AND the parties of the first part, covenants that the parties of the first,part have not done-or suffered
anything whereby the said premises has been encumbered in any way whatever,except as aforesaid.
AND the parties of the first part,in compliance with Section 13 of the Lien Law,covenants that the parties
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
