WITNESSETH, that the party of the first part, in consideration of Five Hundred and Ninety Six
Thousand Five Hundred Dollars ($596,500) paid by the party of the second part, does hereby grant
and release unto the party of the second part,the heirs or successors and assigns of the party of the
second part forever,
All that certain plot, parcel, piece or parcel of land, situate, lying and being at East Cutchogue, Town
of Southold, County of Suffolk and State of New York, known and designated as part of Lot 31 on a
certain map entitled, "Map of Moose Cove"and filed in the Office of the Clerk of the County of Suffolk
on 8/30/1960 as Map Number 3230, being bounded and described as follows:
BEGINNING at a point on the Northwesterly side of Beebe Drive said point being 29.39 .feet
Southwesterly from the corner formed by the intersection of the Westerly side of Beebe Drive with the
Northwesterly side of Beebe Drive and from said point of BEGINNING.
RUNNING THENCE South 30 degrees 14 minutes 30 seconds West along the Northwesterly side of
Beebe Drive 100.00 feet;
THENCE North 69 degrees 30 minutes West 170.79 feet;
THENCE along the tie line of the canal following three(3)courses and distance:
1. North 26 degrees 49 minutes 08 seconds East 15.84 feet;
2. North 35 degrees 10 minutes 58 seconds West 34.67 feet;
3. North 24 degrees 01 minutes 50 seconds East 63.39 feet;
THENCE South 69 degrees 30 seconds East 210.70 feet to the Northwesterly side of Beebe Drive,
the point of place of BEGINNING.

said premises to an extent of 15 feet from the Boundary line.

and roads abutting the above described premises to the center lines thereof; TOGETHER with the
