WITNESSETH, that the party of the first part, in consideration of ten dollars and other good and valuable
consideration, lawful money of the United States, paid by the party of the second part, does hereby remise,
release, and quitclaim unto the party of the second part,and assigns forever, all that certain plot, piece or parcel of

SUBJECT TO AND RESERVING UNTO the party of the first part, ATILIO
ZUPICICH, an estate in and to said premises during his lifetime such that the party of
the first part reserves the right to the use and occupancy of the premises during his
lifetime. The party of the first part shall pay for all maintenance and repairs, water and
sewer charges, insurance charges and taxes related to the premises. If, at any time, the
party of the first part, is institutionalized in a nursing home or a medical institution and
requires care for which payment could be made by the Medicaid program, then the
party of the first part's right of use of the premises shall not include the right to collect
rent therefrom.
