Re: Existing Septic System for Leibowitz Residence TOWN Of SOUTHOLD 370 Dogwood Road East Marion To Whom It May Concern: I have reviewed file information made available to me concerning the existing septic system at the cited location. A map of section three of Gardiners Bay Estates(within which is located the subject)indicates that it was approved by the Southold Town Planning Board on February 27, 1968. It further contains a compliance certification from Van Tuyl and Son as NYS licensed land surveyors that the sewage disposal system as designed met the requirements of the Suffolk County Department of Health. Examination and analysis of the cesspool design shown on the map reveals that it would meet the requirements, even today,for a four bedroom house. There is also a survey of the subject dated December 12, 1974 that clearly reveals the existence of both a"tank and pool"which,in view of the approved submission dated February 27, 1968, would appear to support the facf that the constructed facilities met the intent of the original design. It is my understanding that the residence was originally built as a four bedroom structure and that during the course of its life was the subject of a renovation designed by Samuels and Steelman,Architects that altered it from four to three bedrooms. The septic system remained as originally designed based on information I have. The owners now seek to restore the original four bedroom count. Based on information I have reviewed and an examination of the originally approved design,it is my professional judgment that the existing,original septic system will comply with the intent of the current septic system design requirements. Additionally,I would expect that the property owner would take the necessary preventive maintenance actions to ensure continued proper operation of the system. My report here,as well as my analysis to support the system's effectiveness,is not a guarantee of future effectiveness for wastewater treatment and/or system integrity or function. If replacement of,or upgrades to,the septic system are contemplated in the future due to system failure,it is recommended that a new system be installed in accordance with currently applicable Suffolk County Department of Health Services standards.
