of the first part has or has power to convey or dispose of,whether individually,or by virtue of said will or otherwise;TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold, at Peconic, County of
Suffolk and State of New York, known and designated as Lot 1 on a certain map entitled "Map of Land Division of the
Estate of Skwara" filed 2/17/2015 in the Office of the Clerk of the County of Suffolk as Map #11985, bounded and
described as follows:
BEGINNING at a point on the Northeasterly side of Wells Road, said point being at the division between lots I and 2 as
shown on the above described map where same intersects the Northeasterly side of Wells Road;
RUNNING THENCE along the Northeasterly side of Wells Road, North 59 degrees 45 minutes 30 seconds West, 259.86
feet to land now or formerly of Peconic Land Trust;
RUNNING THENCE along the last mentioned lands the following three(3)courses and distances:
I.North 30 degrees 14 minutes 30 seconds East, 175 feet;
2. South 59 degrees 45 minutes 30 seconds Fast, 74.93 feet;and
3. North 65 degrees 47 minutes 40 seconds East, 69.81 feet to the division between lots I and 2;
THENCE the following 2 courses and distances along the division between lots I and 2 on the above described map:
1. South 09 degrees 14 minutes 07 seconds East, 141.83 feet;
