SUBJECT TO ANNE FLISS, reserving a life estate interest in and to the subject premises, for her use,
occupancy and enjoyment of the premises during the term of her natural life. Said possession,use, occupancy
and enjoyment shall be personal to ANNE FLISS, and shall not be subject to assignment or lease. ANNE
FLISS will pay all taxes,repairs and maintenance fees for the premises during her lifetime.
TOGETHER with all right,title and interest, if any;of the party of the first part,in and to any streets and roads
abutting the above-described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.IN

ALL that parcel of land situate at Laurel, Town of Southold, Suffolk County, New York,
bounded and described as follows:
BEGINNING at a point on the easterly line of Bray Avenue 683.32 feet southerly along said line
from the southerly line of Old Main Road.
RUNNING THENCE along other land of the party of the first part three courses, as follows:
(1) at right angles to said easterly line of Bray Avenue, N. 69° 13' 10" East 281.10 feet; thence
(2) S. 16-13' 10" W. 125.22 feet; thence
(3) S. 69-13' 10" W. 205.74 feet to said easterly line of Bray Avenue;
THENCE along said easterly line of Bray Avenue, N. 20°46' 50" W. 100.00 feet to the point of
beginning.
TOGETHER with the right, title and interest of the party of the first part in and to Bray Avenue,
adjacent to said premises to the center line thereof.
TOGETHER with the privilege in common with others to use a right of way leading from the
Boulevard, so called, to Peconic Bay, which said privilege is contained and recited in deed to
George I. Tuthill, et al dated April 17, 1928 and recorded August 13, 1928 in Suffolk County
