the above-described premises to the center lines thereof,TOGETHER with the appurtenances and all the estate and rights
of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein granted unto the party
of the second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to he

ALL that certain plot,piece or parcel of land,situate,lying and being in the Town of Southold,at Mattituck,
County of Suffolk and State of New York,being bounded and described as follows:
BEGINNING at a point marked by a monument set on the easterly side of Camp Mineola Road(a private right of
way sometimes known as Reeve Avenue)distant 450 feet southerly from the corner formed by the intersection of
the southerly line of a 50 foot private right of way(sometimes known as Terry Path)and the easterly side of said
Camp Mineola Road;said point of beginning also being 3661.98 feet from the intersection of the southerly side of
New Suffolk Avenue and the easterly side of Reeve Avenue;
THENCE North 87 degrees 27 minutes 00 seconds East along the southerly boundary line of lands now or
formerly of Howell,a distance of 92.92 feet to a point marked by a monument and lands now or formerly of
Moritt;
THENCE South l degree 39 minutes 30 seconds East,along said last mentioned lands,through a bulkhead,a
distance of 176.78 feet to the mean high water line of Peconic Bay;
