BEING the same premises conveyed to THOMAS M.MCKEON and MARIANN T.MCKEON by Deed dated June 9,
1977 from WILLIAM D. HALSEY and ELIZABETH HALSEY,and recorded in the Suffolk County Clerk's Office on
July 6, 1977 in Liber 8264, Pages 133 and 135.
THOMAS M.MCKEON died on March 16, 1993 and was survived by MARIANN T.MCKEON who subsequently died
on July 23,2016,a resident of County of Nassau,State of New York leaving a Last Will and Testament dated February
25,2016 which was duly admitted to probate by the Nassau County Surrogate's Court on August 31,2016 at which time
letters appointing MELVIN F. LAZAR as Executor of the Estate of MARIANN T. MCKEON were issued by the Nassau
County Surrogate's Court(File No.2016-390636).
Subject to any and all easements and restrictions of record,if any.
Being commonly known as 415 Fishermans Beach Road,Cutchogue,New York 11935.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof;
TOGETHER with the appurtenances,and also all the estate which the said decedent had at the time of decedent's death in
said premises, and also the estate therein, which the party of the first part has or has power to convey or dispose of,
whether individually,or by virtue of said will or otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever,except as aforesaid.
AND the party of the first par[, in compliance with Section 13 of the Lien Law, covenants that the parry of
the first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.

ALL that certain plot,piece or parcel of land, situate, lying and being in the Town of Southold, County of Suffolk and
State of New York,known and designated as Lot 7 on a certain map entitled"Map of Peconic Bay Properties,Fishermans
Beach Lots", and filed in the Office of the Clerk of the County of Suffolk on April 15, 1931, as Map No. 786 being
bounded and described as follows:
BEGINNING at a concrete monument on the southwesterly side of Fishermans Beach Road where the same is intersected
by the division line between lots 6 and 7 on said map, said point being also distant 390.00 feet northwesterly from the
corner formed by the intersection of the southwesterly side of Fishermans Beach Road with the northwesterly side of
Landing Road;
RUNNING THENCE from said point or place of beginning along said division line, South 22 degrees 20 minutes 50
seconds west,265.61 feet to the high water mark as Cutchogue Harbor;
RUNNING THENCE along the tie line of Cutchogue Harbor,North 61 degrees 42 minutes 53 seconds west,78.73 feet to
the division line between lots 7 and 8 on said map;
RUNNING THENCE along said division line North 25 degrees 29 minutes 20 seconds east, 272.30 feet a concrete
monument on the southwesterly side of Fishermans Beach Road;
RUNNING THENCE along said road, South 54 degrees 50 minutes 10 seconds east, 65.00 feet to a concrete monument
the point or place of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the premises which
by law constitute real property.
