TOGETHER with all right title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate rights of the party of the first part
in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the
parties of the second part, the heirs or successors and assigns of the parties of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the

ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in the Town of Southold,
County of Suffolk and State of New York, known and designated as Lot 4 on a
certain map entitled, Map of Greton Estates and filed in the Office of the Clerk of
the County of Suffolk on September 20, 1986, as Map No. 6447, said lot being
more particularly bounded and described as follows:
BEGINNING at a concrete monument on the westerly side of Greton Court
distant 243.81 feet southerly from the extreme southeasterly end of a curve
connecting the southeasterly side of Grand Avenue with the westerly side of
Greton Court; said point also being where the division line between Lots 2 and 4
on the above mentioned map intersect the westerly side of Greton Court;
RUNNING THENCE southerly along the westerly side of Greton Court, South 13
degrees 19 minutes 00 seconds East 196.76 feet to a concrete monument and
the division line between Lots 4 and 6 on the above mentioned map;
THENCE along said last mentioned division fine, South 76 degrees 41 minutes
00 seconds West 205.81 feet to a concrete monument on the easterly line of
land now or formerly of J. Micmelecko;
THENCE along said last mentioned land, North 11 degrees 51 minutes 10
seconds West 196.82 feet to a concrete monument and the division line between
