Upon application of JANET A. DAVIS, Box 885, Cutchogue, NY for a Variance to the Zoning Ordinance, Article XI, Section 100-118D for per- mission to reinstate nonconforming use as an antique shop and residential use (apartment) in this A-Residential Zone. Location of Property: 45395 Main Road, Southold, NY; County Tax Map Parcel No. 1000-075-02- 011. (Owner of Property: Nellie M. Williams) The board made the following findings and determination: By this appeal, appellant seeks relief from Article XI, Section 100-118D of the Zoning Code for permission to reinstate use as a busi- ness and residence, which has been discontinued for more than two years. The premises in question is a corner lot as defined by Section 100-34 of the code and is zoned "A-Residential and Agricultural." Existing on the premises is a principal two-story building containing a total area of 1527 square feet (and within which the antique-shop use and apartment use are requested) and an accessory storage building located in the rear yard area which contains an area of 440 square feet. The lo% in question contains an area of 15,500 square feet, as shown on survey marked "Exhibit A." Appellant's request is for a dual use of the premises, to wit, antique shop and ~partment, which is not permitted by the code. It is the opinion of the board that the land in question can yield a reasonable re~urn if only used for a purpose allowed in that zone; however the reinstatement of the use as existed for many years prior to its discontinuance for more than two years would no5 alter the essential character of the locality. Furthermore, the board does not feel that the granting of the antique shop in the 357-square-foot area and dwelling unit use for the owner in the area depicted on "Exhibit A~" both in the principal building, would be a detriment to adjoining properties. On motion by Mr. Doyen, seconded by Mr. Grigon~s, it was RESOLVED, that Appeal No. 3077, application of JANET A. Considered and discussed were~ Application of Ellsworth and Winifred Grathwohl for a change of zone from "A" to "B" district of the W~]~iams Estate property at Southold, N. Y., as described in the formal application. On motion by Mr. Reeve and seconded by ~M. Moisa, and carried, the Planning Board recommends to the Town Bo~rd this change of zone and also recommend to the Town Board including the Store property of Nellie Williams, which adjoins this parcel, in the "B" district. Application of Charles B. Sage and B. S. Alvin Squires came {rom Good Ground to Hermitage (Pecbnic) 1- 18~o w:th h:s lanuly and his sccood wife, Mary ]enninfs. He boufh~ the ]ennings farm lands of 1~ acres which ran to Hutchinson's Creek, built a larfe home and had z s=ore by the road side. He died in 1874. His son, 3'ames. {nherited the farm; eventually purchased by George H. Wells a~ a later date. The house was destroyed by fire. Willliam A. Williams, born 1845 in New York, was in Southold as a youn~ boy, went back to the city but returned in 1874 with his wife; Sarah Anna Booth, and first child, Elnora. He boufht a house and 10 acre farm half-way w Peconic and soon purchased and moved the Alvin Squires' store to its present site west of his home. His ne~fhbori pre- dicted he "would not make a nlckle on the store" ;o that lo~tion, but he didi Mr. WH!iams was thrifty and he became one of }outhold's leadin~ business men of the villaKe. Those were the days when effs sold for 12c. per doz. and beef, 1~. per pound. The bi~, red coffee mill ground coffee to order and there was the barrel of molasses no[ lOG far from the ba~el of keroscne; with hardware, harness, a cobbler shop (Gus Hommel) at the rear of the store. Eleven children were raised in the Williams home. William A.'s brother ttenry and his brother Lewis each had a home across the ioad. This was a Williams family center. The store for nearly 85 years has been in family ownership and still carries the genial, friendly spirit of the old country store.
