Polywoda to John A. Polywoda by deed of even date herewith and which is the southwesterly corner of land heretofore conveyed to Joan Polywoda by deed recorded June 7, 1963 in Liber 5359 of Deeds page 256, which point is distant 94 feet on a course South 74 degrees 44 minutes East along the southerly line of the said lands about to be conveyed to John A. Polywoda from a deflection point in the easterly line of Bayview Road; running thence South 72 degrees 59 minutes 30 seconds East along the southerly line of lands of Joan Polywoda 109-t-0-feet to the southeasterly corner of lands of Joan Polywoda; running thence South 26 degrees 06 minutes 30 seconds West 8.7 feet to a point; running thence in a westerly direction more or less along the existing fence line North ` 68 degrees 25 minutes 40 seconds West 108.03 feet to the point or place of BEGINNING. This deed is a correction deed and is given to correct the name of the grantee and the description of premises heretofore conveyed by Teresa V. Polywoda to John A. Polywoda in a certain deed dated February 23, 1973 , recorded March 7, 1973 in Liber 7355 of Deeds at page 403, and John A. Polywoda the grantee therein, joins in this deed for the purposes of correcting the said perror in the prior I• g1� 1 l ileall fgthe ittegrinteeinterestand „yiof the pardty oche�itirston,art in and tffo Y noeoptFte roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
