streets and roads abutting the above-described premises to the center lines thereof;TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises;TO HAVE AND HOLD the premises herein granted unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as

Suffolk County, New York, being known and designated as Lot Nos. 21, 22 and 23 on a certain map
entitled, "Map of Property of•M.S. Hand, Cutchogue, Long Island, New York, dated March 4, 1930, Daniel
R. Young, Surveyor, Riverhead, New York,"and fled in the Office of the Clerk of the County of Suffolk on
September 18, 1930 as Map No. 730, which said lots when taken together are bounded and described as

BEGINNING at a point on the Northeast side of Stillwater Avenue, where the division line between Lot 20
and 21 on the aforesaid map intersects said Northeast side of Stillwater Avenue;
RUNNING THENCE North 41 degrees 00 minutes West along the Northeast side of Stillwater Avenue,

RUNNING THENCE North 52 degrees 30 minutes 30 seconds East along the last mentioned division line,
