BOUNDARY LINE AGREEMENT
This AGREEMENT dated the 7h day of August 2017 by and between FRANK S. &
KATHRYN S. PAPPACODA, residing at 2995 Laurel Trail, Laurel, NY 11948 (hereinafter
referred to as "PAPPACODAS") and JAMES & KAREN MOWDY residing at 2675 Laurel
Trail, Laurel,NY 11948 (hereinafter referred to as "MOWDYS."
WHEREAS PAPPACODAS are the present owners in fee of the property located at 2995
Laurel Trail, Laurel NY 11948 bearing Suffolk County Tax Map # 1000-125.00-04.00-024.010,
AND,
WHEREAS JAMES & KAREN MOWDY are the present owners in fee of the property
located at 2675 Laurel Trail, Laurel,NY 11948 bearing Suffolk County Tax Map # 1000-125.00-
04.00-024.009. t
WHEREAS the share a common boundary line on the western side of the PAPPACODA
property and the eastern side of MOWDY property, AND
WHEREAS THE parties wish to reaffirm the record boundary line between the
respective properties for all time,
THEREFORE, for mutual consideration, the sufficiency of which is hereby
acknowledged, IT IS AGREED as follows:
1. That the MOWDY fence that partially separates the two properties on the shared
boundary line encroaches onto the PAPPACODA property up to 7'8" at an angle towards the
northern end of the properties as represented by the survey prepared by Young & 'Young
Surveyors dated July 27, 2017 and attached hereto.
2. That it is mutually understood and agreed that the property to the east of the
encroaching fence is that of the PAPPACODAS and further that MOWDY releases and
quitclaims any claim of any nature whatsoever to any portion of the PAPPACODA property.
3. This Agreement shall run with the land and be binding upon and inure to the benefit of
yhereto and their respective heirs, legal representatives, successors and assigns.

ALL that certain plot, piece or parcel of land, situate, lying and being in The
Hamlet of Laurel, Town of Southold, County of Suffolk and State of New York,
known and designated as Lot No. 8 as shown on the subdivision map entitled,
"Map of Laurel Links", filed in the Suffolk County Clerk's Office on November 23,
2001 as Map No. 10712, more particularly bounded and described as follows;
BEGINNING at a point on the Northwesterly side of Laurel Trail at the division
line between Lots 8 and 9 on the above mentioned map;
RUNNING THENCE along the said Northwesterly side of Laurel Trail the
following three (3) courses and distances;
1)Along the are of a curve bearing to the left having a radius of 85.00 feet a
length of 93.92 feet to a point;
2) Along the arc of a curve bearing to the right having a radius of 25.00 feet a
length of 27.03 feet to a point;
3) Along the arc of a curve bearing to the right having a radius of 656.60 feet a
length of 46.64 feet to a point at the division line between Lots 7 and 8 on said

THENCE along said division line North 28 degrees 43 minutes 38 seconds West
191.17 feet to a point;
Thence along an arc of a curve bearing to the left having a radius of 200.00 feet

Links", filed in the Suffolk County Clerk's Office on November 23, 2001 as Map No.
10712, Abstract No. 1444, said lot being bounded and described as follows:
BEGINNING at a point on the Northerly side of Laurel Trail where same is
intersected by the division line of Lots 8 and 7 on the above mentioned map;
RUNNING THENCE along the Northerly side of Laurel Trail along an arc of a curve
bearing to the left, having a radius of 656.60 feet, a distance along said curve of
137.34 feet;
THENCE North 40 degrees 42 minutes 40 seconds West, 180.00 feet;
THENCE the following two (2) courses and distances:
1) Along an arc of a curve bearing to the right, having a radius of 836.60 feet,
