ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Village of Mattituck, Town of Southold, County of
Suffolk and State of New York, more particularly described as follows:
ALL that certain lot of land on the westerly side of a certain 30 foot right of way established by
Leone D. Howell running northerly from another 30 foot right of way extending westerly from
the easterly line of property now or formerly of Leone D. Howell, as conveyed by Mabel
Hollister Houghton by deed dated November 17, 1925 and recorded in the Office of the Clerk of
Suffolk County, January 11, 1926 in Liber 1164 of Deeds at page 180; said right of way first
herein mentioned being parallel to and 100 feet westerly from the right of way established by an
agreement between George H. Reeve and Phebe M. Hollister and recorded September 5', 1907
in the Office of the Clerk of Suffolk County in Liber 629 of Deeds at page 116, said Parcel being
more particularly described as follows:
BEGINNING at a monument set in the westerly side of the north and south right of way(parallel
to the right of way established by instrument recorded in Liber 629 of Deeds at page 116) distant
southerly sixty-five and twenty-four hundredths (65.24) feet from the northerly boundary of the
land of Leona D. Howell (30 feet across the east/west right of way and then along the westerly
side of the 30 foot north/south right of way along the adjacent parcel 35.24 feet (deed) (shown as
35.19 feet on survey) to point or place of beginning at the northeastern corner of parcel described
herein to be conveyed;
BEGINNING Westerly at right angles South 85 degrees 10 minutes West 100 feet;
THENCE Southerly at right angles and parallel with the westerly side of a right of way South 4
degrees 49 minutes East 20 feet;
THENCE Easterly at right angles North 85 degrees 10 minutes East 100 feet to westerly side of
said right of way;
THENCE Northerly at right angles North 4 degrees 49 minutes West along the westerly side of
said north/south 30 foot right of way 20 feet to the point or place of BEGINNING OF
DESCRIBED PARCEL.
