TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVEAND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part,covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold, County of Suffolk and
State of New York, known and designated as Lots Nos. 5 and 6 on a certain map entitled: Map of West Creek
Development" filed in the Office of the Clerk of the County of Suffolk on July 6th, 1937 as Map No. 1236, being bounded
and described as follows:
BEGINNING at a point on the northerly side of Sun Lane (Private Road 25 feet wide) distant 50 feet easterly from the
corner formed by the intersection of the northerly side of Sun Lane and the easterly side of Bayberry Road (Private Road
15 feet wide);
RUNNING THENCE North 29 degrees 14 minutes 10 seconds east 175 feet to the tie line of West Creek;
THENCE along said tie line,North 74 degrees 07 minutes 02 seconds East, 196.45 feet, to land now or formerly of Mary
E. Young;
THENCE South 39 degrees 55 minutes 00 seconds West along said last described land, 290 feet to the northerly side of
Sun Lane;
THENCE North 79 degrees 45 minutes 50 seconds west along the northerly side of Sun Lane, 89.77 feet to the point or
place of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the premises which
by law constitute real property.
FOR CONVEYANCING ONLY. Together with all the right, title and interest of the party of the first part, of in and to the land lying
