Zoning District: B-1. The board made the following findings and determination: By this appeal, appellant seeks permission to place a wall sign, to be attached at the west side wall of the existing business structure, advertising the business conducted within this buildinG, which at the present time is "The Alleluia Shop - A Christian Family Gift Store." The ~remises in question contains an area of approximately 6,175 square feet with apDroximatelv 65 feet of frontage along the Main State Road, and is zoned "B-1 General Business." Currently under Article VII of the Zoning Code, there are no provisions or regulations concerning signs, which have inadvertently been left out. It is the feeling of the board that the provisions stipulated in Article VI, Section 10060(C) [2] should be applied to the B-1 Zoninq District as well as the B-LiGht District. In considering this appeal, the board determines that the variance request is not substantial in relation to the reGuirements of the zoning code; that the circumstances are unique; that bv allow- inG the variance no substantial detriment to adjoining properties will be created; that the difficulty cannot be obviated by a method fea- sible for appellant other than a variance; that the relief reGuested will be in harmony with and promote the General purposes of zoninG; and in view of the manner in which the difficulty arose and in consideration of all the above factors, the interest of ~ustice will be served by allowing the variance, as indicated below.
