WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
yr+ paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being indw at Southold, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point on the southerly or southeasterly side of
Sound View Avenue, which point is North 52 degrees 05 minutes 10
seconds East, a distance of 171. 15 feet from the point formed by the
intersection of the southerly side of Sound View Avenue with the
northerly side of Horton Lane;
RUNNING thence in a northeasterly direction along the southerly or
southeasterly side of Sound View Avenue, North 52 degrees 05 minutes
10 seconds East, a distance of 190.35 feet to the southwesterly line
of Lot Number 11 as shown on a filed map known as "Northwood Estates
at Southold";
RUNNING thence along said southwesterly line of Lot Number 11,
"Northwood Estates at Southold",South 41 degrees 46 minutes 30
seconds East a distance of 343. 91 feet to the southwesterly side of
land now or formerly of The Village of Greenport;
THENCE along said land, South 42 degrees 20 minutes 30 seconds
East 39.43 feet to the premises of Richard A. Winters ;
RUNNING thence along said premises of Richard A. Winters, South
47 degrees 07 minutes 20 seconds West 182 .64 feet to the easterly w
corner of land of Young;
RUNNING thence along the northerly line of lands of Young, Hughes,
Tartaglia and Rubat, North 42 degrees 52 minutes 40 seconds West
399. 77 feet to the southerly or southeasterly side of Sound View
Avenue at the point or place of
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and f
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
