THIS INDENTURE, made as of the 10'" day of July in the year 2017

party of the first part, and
PHILIP CHESANIUK and BARBARA CHESANIUK, Husband and Wife, both residing
at 7323 178" Street, Fresh Meadows, New York, 11366, party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other
valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk and State of
New York, being more particularly bounded and described as follows:

BEING AND INTENDED to be the same premises as conveyed to the grantor herein by
deed dated 10/22/14 and recorded in the Office of the Suffolk County Clerk on 12/4/14 in
Liber 12798 Cp.752.
SAID PREMISES BEING COMMONLY KNOWN AS 680 Fairway Drive, Cutchogue,
New York.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and
to any streets and roads abutting the above-described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever,
except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will
hold the right to receive such consideration as a trust fund to be applied first for the purpose
of paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.

SCHEDULE A DESCRIPTION
ALL that certain plot piece or parcel of land, situate, lying and being in the Town of
Southold, County of Suffolk and State of New York, known and designated as Lot Number
Four (4) on a certain map entitled, "Map of Fairway Farms", filed in the Office of the Clerk
of the County of Suffolk on February 15, 1974, as Map No. 6066, said lot being more
particularly bounded and described according to said M p as follows:
BEGINNING at a point on the westerly side of Fairway Drive, where the same is intersected
by the southerly end of a curve having a radius of 25.00 feet, a length of 39.27 feet, which
said curve connects the westerly side of Fairway Drive with the southerly side of Tee Lane;
RUNNING THENCE from said point or place of beginning along the westerly side of
Fairway Drive, South 1 degree 00 minutes 40 seconds West, 177.00 feet to the division
line between Lots 4 and 5 on the aforesaid Map;
THENCE along said last mentioned division line, North 88 degrees 59 minutes 20 seconds
West, 200 feet to the easterly side of a Right of Way;
THENCE along the easterly side of a Right of Way, North 1 degree 00 minutes 40 seconds
East, 202.00 feet to the southerly side of Tee Lane;
THENCE along the southerly side of Tee Lane, South 88 degrees 59 minutes 20 seconds
East, 175.00 feet to the westerly end of a curve first above mentioned;
