WITNESSETH, that the party of the first part, in consideration of Ten Dollars and 001100 ($10.00) paid by the
party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece. or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the
SEE SCHEDULE "A" ANNEXED HERETO
BEING AND INTENDED TO BE the same premises as conveyed to the party of the first by deed dated March
27, 1996 and recorded in the Office of the Clerk of the County of Suffolk on April 16, 1996 in Liber 11770 page
15.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in Orient, Town of Southold, County of Suffolk and State
of New York, bounded and described as follows:
BEGINNING at a concrete monument set on the northerly line of a certain 25 foot right of
way hereinafter described, at the southwesterly comer of the premises herein described
and being about 400 feet southerly and easterly along said right of way from the inlet
leading from Pete Neck Creek to a certain salt pond;
RUNNING THENCE along land of the parties of the first part North 17 degrees 06 minutes
00 seconds East 159.11 feet (actual), 148.05 feet (deed) to a concrete monument set at
the ordinary high water mark of Pete Neck Creek;
THENCE easterly along said ordinary high water mark the following two (2) courses and
distances:
1. South 74 degrees 52 minutes 45 seconds East, 25.02 feet;
2. North 88 degrees 48 minutes 06 seconds East, 183.33 feet (actual), 185 feet more or
less (deed); -
THENCE along the westerly line of land conveyed, or about to be conveyed, by the parties
of the first part to Ann L. Bliss and passing through a concrete monument set about 25 feet
southerly along said line South 23 degrees 50 feet 40 seconds West 205 feet, more or
less, to a concrete monument set on the northerly line of said right of way;
THENCE along said northerly line of said right of way, North 73 degrees 40 seconds 30
minutes West 150.00 feet;
THENCE South 81 degrees 36 minutes 10 seconds West, 27.70 feet to the point or place
of BEGINNING.
TOGETHER with all the right, title and interest of the parties of the first part of, in and to,
the land under water in Pete Neck Creek lying contiguous to said premises.
TOGETHER with right of way for ingress and egress across the road owned by the party of
the first part running through "Little Woods' from the property herein above conveyed to
King Street.

THENCE along said land South 17 degrees 06 minutes West, 148.05 feet to the point of

TOGETHER with all the right, title and interest of the parties of the first part of, in and to,
the land under water in Pete Neck Creek lying contiguous to said premises.
