THIS INDENTURE, made the 14" day of June, 2017 BETWEEN

VENETIA HANDS & CHRISTINE A. NOVAK, being married to each other, both residing at 255 South View
Drive, Orient, NY 11957
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars ($10.00) and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
SEE SCHEDULE 'A' ANNEXED HERETO
Being and intended to be the same premises as described in the deed made by Francis J. Little and
Donald F. Miller, recorded 04-13-1984 in Liber 9545 page 307, as to Parcel 1; and being and intended to
be the same premises as described in the deed made by Browns Hills Estates, Inc., recorded 11-24-
1992, Liber 11578 page 005, as to Parcel 2.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement,
and will apply the same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose. The word "party" shall be construed as if it read "parties"
whenever the sense of this indenture so requires.

BEGINNING at a point on the southerly line of a 33 foot private
road known as "South View Drive", 100 feet westerly along said
line of said road from the westerly side of land conveyed by N.
Alfred Luce and Joseph M. Rose to Walter Kluge by deed dated
September 16, 1948 and filed -in the Suffolk County Clerk's
Office on October 4,.1948 in Liber2879 cp 517; said point of
beginning also being distant 205 feet southwesterly as measured
along the southerly side of "South View Drive", from the corner
formed by the intersection of the southerly side of "South View
Drive" and the westerly side of Brown's Hill Road (a private
road) ;
running thence South 41 degrees 39 minutes 30 seconds East,
along land of Brown's Bills Estates; I-nc., 158.73 feet to land
of Droskoski;
thence along -said last mentioned land, the following two (2)
courses and distances:
1. South 55 degrees 33 minutes 10 seconds West 62.45 feet;
2. South 60 degrees 48 minutes West 37.55 feet to land of
R. Gordon;
thence North 41 degrees 21 minutes 50'seconds West, along said
last mentioned land 163.66 feet to the southerly side of South
