LISELOTTE H. URIST,as the surviving tenant by the entirety of Arnold A.Urist,who died a
resident of Suffolk County on May 22, 2011 (Surrogates File No. 2012-232B), residing at 300
Marlene Lane, Mattituck, New York 11952, party of the first part, and
ANDREA I. URIST, as Trustee of the Liselotte H. Urist Irrevocable Trust dated March 15,
2017, having an address of 300 Marlene Lane, Mattituck, New York 11952, party of the second
part,
WITNESSETH,that the party of the first part, in consideration of Ten and 00/100--($10.00)--Dollars, and
other good and valuable consideration paid by the party of the second part,does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being near Mattituck, Southold Town, Suffolk County, New York, bounded and
described as follows:
BEGINNING at a point on the Westerly line of Marlene Lane, 253.36 feet southerly along said
westerly line from the Main Road, and
RUNNING THENCE along said westerly line of Marlene Lane South 20 degrees 39 minutes 10
seconds East 100 feet to an iron pipe and land now or formerly of Angelo and Earnestine Coletti;
THECE along said land now or formerly Coletti South 69 degrees 20 minutes 50 seconds West
145 feet to an iron pipe and land now or formerly of Mattituck Park Properties, Inc.
THENCE along said land North 20 degrees 39 minutes 10 seconds West 100 feet;
THENCE along land now or formerly of William F.Abitz and Edward G.Abitz, North 69 degrees
20 minutes 50 seconds East 145 feet to the point of BEGINNING.
Together with an easement to Peconic Bay, and all right, title and interest of the party of the first

BEING AND INTENDED to be the same premises conveyed to Arnold A. Urist and Liselotte H. Urist, his
wife, by deed dated September 8, 1970 and record in the Office of the Suffolk County Clerk in Liber 6804
Page 52.
TOGETHER with all right,title and interest, if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose.The word"party"shall be construed as if it read"parties"whenever the
sense of this indenture so requires.
