PROPERTY DESCRIPTION
ALL that certain plot, piece or parcel of land with the
buildings and improvements thereon erected, situate, lying
and being at Nassau Point or Little Hog Neck, in the Town of
Southold, County of Suffolk and State of New York, known and
designated "Fisherman's Beach" Lot 6 and filled area between
Lot 6 and the ordinary high water line of Cutchogue Harbor,
as shown on a certain map entitled "Subdivision Map, Peconic
Bay Properties, Inc. , surveyed February 6, 1931 by Otto W.
Van Tuyl, Surveyor", filed in the Suffolk County Clerk's
Office on April 5, 1931 as No. 786 of Maps, which said lot
and filled area when taken together are bounded and
described as follows:
BEGINNING at a point on the southerly side of Haywaters
Road (Private Road) where the division line between Lots 5
and 6 as shown on aforesaid map intersects same;
RUNNING THENCE along the said division line South 19
degrees 16 minutes 20 seconds West 243.0 feet to the
ordinary high water mark of Cutchogue Harbor;
RUNNING THENCE along said ordinary high water mark on a
tie line having a bearing of North 54 degrees 20 minutes 50
seconds West for a distance of 78.49 feet;
RUNNING THENCE North 22 degrees 20 minutes 20 seconds
East 239.0 feet to the Southerly line of Haywaters Road;
RUNNING THENCE along the Southerly line of Haywaters
Road South 54 degrees 50 minutes 10 seconds East 65.0 feet
to the point or place of BEGINNING.
