tenants in common,
party of the second part,
WITNESSETH, that the party of the first part,to whom letters of administration were issued by the
Surrogate's Court,New York County,New York on July 22,2016 and by virtue of the power and authority given
in and by said letters of administration and/or by Article 11 of the Estates,Powers and Trusts Law,and in
consideration of One Dollar($1.00), lawful money of the United States, paid by the party of the second part,does
hereby grant and release unto the party of the second part,as tenants in common,the distributees or successors
and assigns of the party of the second part forever,
ALL that certain plot, piece,or parcel of land with the buildings and improvements thereon erected,
situate, lying and being in East Marion,Town of Southold,County of Suffolk and State of New York, bounded
and described as follows:
BEGINNING at a concrete monument set on the easterly side of Shipyard Lane,at the southwest corner
of land of Thilberg, said monument being distant southerly 695.28 feet from the Main Road;
RUNNING THENCE North 65 degrees 26 minutes 20 seconds East,along land of Thilberg, 150.00 feet
to a monument and land of Czerepowicz;
THENCE South 24 degrees 33 minutes 40 seconds East,along said land of Czerepowicz, 75.00 feet to a
monument and land of Kaselis;
THENCE 65 degrees 26 minutes 20 seconds West,along said land of Kaselis, 150.00 feet to a monument
and the easterly side of Shipyard Lane;
THENCE North 24 degrees 33 minutes 40 seconds West,along the easterly side of Shipyard Lane, 75.00
feet to the point or place of BEGINNING.

TOGETHER with all right,title and interest, if any, of the party of the first part in and-to any streets and
roads abutting the above described premises to the center lines thereof;

TO HAVE AND TO HOLD the premises herein granted unto the party of the second part as tenants in
common,the heirs or successors and assigns of the party of the second Part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
