THIS INDENTURE, made on May 25, 2017
BETWEEN
FLORA KORTSOLAKIS, with an address at 7901 Ridge Boulevard, Brooklyn, New York
11209, individually and as executrix of the last ,will and testament of GEORGE
KORTSOLAKIS, deceased in Kings County, (the "Grantor"), party of the first part, as to an
undivided one-third (113) tenancy in common interest in the Property, and
GIUSEPPE GIATRAKIS a/k/a JOSEPH GIATRAKIS, with an address at 679 5`h Avenue
Brooklyn NY 11215 (the"Grantee"), party of the second part,
WITNESSETH, that the party of the first part, for Consideration of Five Hundred Thousand and 00/100 -
($500,000.00) Dollars and other valuable consideration paid by the party of the second part and by virtue
of the power and authority given in and by said last will and testament, probated under file
#2016-3583 by the Surrogate's Court, State of New York, County of Kings, does hereby grant and
release unto the party of the second part and its heirs, successors and assigns, forever,
an undivided one-third (113) tenancy in common interest in that certain plot, piece or parcel of
land, with the buildings and improvements thereon erected, situate, lying and being in Suffolk County,
State of New York, known as 8875 Main Road, East Marion, New York 11939, Block: 03.00 Lot
012.000 and fully described on the attached Schedule A (the"Property") so that the second part holds an
undivided two—thirds (213) tenancy in common interest in the Property and George Geatrakis
retains an undivided one-third(113) tenancy in common interest in the Property.
Being and intended to be the same premises described in the Deed from Edna A. Brown, as Executrix of
the Last Will and Testament of Vera A. Ketcham, who died a resident of Suffolk County on 8/411964,
Surrogate's File No. 1607 Page 1964 to George Kortsolakis, George Geatrakis and Konstantinos
Geatrakis, as tenants in common and not as joint tenants, recorded on July 21, 1971 in Liber 6970 Page
35 in the Office of the Suffolk County Clerk.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and
to any streets and roads abutting the above-described premises to the center lines thereof,
TOGETHER with the appurtenances, and also all the estate which the said decedent had at the
time of decedent's death in said premises, and also the estate therein, which the party of the first
part has or has power to convey or dispose of, whether individually, or by virtue of said will or
otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.

BEGINNING at a point on the northwesterly side of Main Road where it is intersected by
the northeasterly side of land now or formerly of Riley;
RUNNING THENCE along said land (1) North 34 degrees 12 minutes 50 seconds West
137.8 feet and (2) South 72 degrees 37 minutes 40 seconds West 63.56 feet;
THENCE South 16 degrees 14 minutes 10 seconds West, 59.26 feet;
THENCE South 75 degrees 29 minutes 30 seconds West, along land now or formerly of
Edwards and land now or formerly of Brown, 153.88 feet;
THENCE North 12 degrees 38 minutes 00 seconds West along land now or formerly of
G. Haas, 99.59 feet;
THENCE North 12 degrees 17 minutes 20 seconds West along said last mentioned land
and land now or formerly of G.S. Howell Estates, 1,558.02 feet;
