This facility will not be open to the public. The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the-information provided on the LWRP Consistency Assessment Form submitted to this department and the records available to me, the proposed action is CONSISTENT with the LWRP provided the following is considered: The parcel is located within the Agriculture Conservation (AC) zone in Cutchogue. The proposed use -does not conflict with the purpose of the zoning district or the character of the surrounding community. The parcel is included within the archeo-sensitive area mapped area (MAPINFO GIS-Archeo- sensitive layer) and due to the proximity to Fort Corchaug, a National Register of Historic Places (NRNP) property, a cultural resource survey is recommended for all areas proposed to be disturbed to further and or meet policy 2. The Town of Southold's Down Farm Preserve/Fort Corchaug property is located to the east of the subject parcel. Subject property circle inset. The proposed New York State Route 25 (SR 25) is a New York State Scenic Byway. Although trees are show on the site plan, it is unclear if they would be protected. It is recommended that a vegetated buffer that includes the trees be established south of SR 25 to minimize impacts to scenic views. Pursuant to Chapter 268, the Board shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action.
