SCTM# 1000-123-7-3 100 PARK AVENUE CORP. requests a Wetland Permit to construct a single-family 1-1/2 story 3,350sq.ft. dwelling with attached garage approximately 106' landward of top of bluff with the installation of gutters to leaders to drywells to contain roof runoff; 50' landward from top of bluff install a 16'x32' in-ground salt water swimming pool; install a 576sq.ft. bluestone pool patio; install 4' high pool fencing around the proposed pool patio; install a 4'x25' bluff staircase for beach access using natural cedar wood; re-vegetate approximately 2.500sq.ft. of bluff face using native beach grass; and plant 8' tall arborvitae trees along the east and west property lines. Located: 100 Park Avenue, Mattituck. SCTM# 1000-123-7-3 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the proposed action is INCONSISTENT with the LWRP policies and therefore INCONSISTENT with the LWRP provided the following is required for further Policies 4 and 6. 1. § 275-3. Findings; purpose; jurisdiction; setbacks. requires a 100' setback form the swimming pool and related structures to the top of bluff. In the event the action is approved: 1. Require that a vegetated, non-turf buffer be established landward of the top of bluff. 2. Require a pool de-watering well. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action.
