SCTM# 1000-51-1-16 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the action is INCONSISTENT with the below listed Policy Standards and therefore is INCONSISTENT with LWRP. . Policy 4.1. Minimize losses of human life and structures from flooding and erosion hazards." The following management measures to minimize losses of human life and structures from flooding and erosion hazards are recommended. specifically. A. Minimize potential loss and damage by locating development and structures away from flooding and erosion hazards. The as built 18'x36' in-ground swimming pool is located 26.8 feet from a bluff system that may be subject to erosion and loss during storm events. Further, the action does not further Policy 5. And as a result of your review of our application, the Board identified several issues relating to existing structures on the property that you wished us to resolve in connection with our application for the pool fence. To that end and pursuant to my communications with you in July, we wish to amend our application to include the permitting of the existing bluff stairway and to address the following items, all of which are depicted on the enclosed survey/site plan prepared by Nathan Taft Corwin Land Surveyor, last dated September 8, 2016: 1) The most seaward 8' wide, approximately 335 sf section of existing pool patio shall be removed; 2) The location of the proposed pool enclosure fence has been modified to match the reduced patio; 3) The existing plastic fence that runs along the bluff crest is to be relocated to a 10' setback from the bluff crest; 4) A 10' wide nonturf buffer shall be established in place of existing lawn adjacent to the bluff crest; and 5) The area of a previously existing wood deck adjacent to the bluff crest shall be removed and restored with native vegetation. As a result of these plan modifications, the project description has been revised as described below.
