Located: 995 Willis Creek Drive, Mattituck. SCTM# 1000-123-10-2 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the action is CONSISTENT with the below listed Policy Standards and therefore is CONSISTENT with the LWRP. Before answering the questions in Section C, the preparer of this form should review the exempt minor action list, policies and explanations of each policy contained in the Town of Southold Local Waterfront Revitalization Program. A proposed action will be evaluated as to its significant, beneficial and adverse effects upon the coastal area(which includes all of Southold Town). If any question in Section C on this form is answered "yes" or "no", then the proposed action will affect the achievement of the LWRP policy standards and conditions contained in the consistency review law. Thus, each answer must be explained in detail, listing both supporting and non- supporting facts. See LWRP Section III - Policies; Pages 22 through 32 for evaluation criteria. ®Yes ❑ No ❑ Not Applicable r The project consists of the construction of a raised swimming pool surrounded by a new attached raised deck in place of a smaller raised deck to be removed,which will result in an increase to Town-defined lot coverage by 1,877 sf,thus maintaining coverage of buildable land at approximately 18 percent The raised and shallow pool will not interfere with the groundwater table,and both the swimming pool and associated deck will be set back more than 50 feet from tidal wetlands associated with Willis Creek,as required by Section 275-3(D)(1)(ax5)of the Wetlands Law of the Town of Southold Only a 4'wide by roughly 24'long section of the proposed deck,which is designed to serve as a walkway connecting the pool deck to the existing deck and dwelling entrance on the west side of the house,will be situated less than 75'from wetlands A temporary project limiting silt fence will beset in place between the work site and Willis Creek to control and contain site disturbance and potential runoff during construction,and a pool drywell will be permanently installed upon completion of construction to capture pool backwash. Therefore,the project will not result in the physical loss,degradation,or functional loss of ecological components or otherwise adversely impact the adjacent tidal wetlands or waters of the Town.
