WITNESSETH,that MICHAEL E.SCHAEFER AND KARIN L SCHAEFER,
are Trustees pursuant to the MICHAEL E. SCHAEFER FAMILY TRUST DATED
DECEMBER 8,2010, and by virtue of the power and authority given in and by said Trust and in
consideration of THREE HUNDRED NINETY FIVE THOUSAND DOLLARS AND 00/100
($395,000.00),lawful money of the United States,paid by the party of the second part,and pursuant
to the terms of said Trust, does hereby grant and release unto the party o f the second part, the
distributees or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected,situate,lying and
being at Orient,Town of Southold, County of Suffolk and
State of New York, being more particularly described, in
Exhibit"A"attached hereto and made a part hereof,
PREMISES being known as and located at 760 North Hillcrest

TOGETHER with all right, title and interest, if any, of
Grantor in and to any streets and roads abutting the above
described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and
rights of Grantor in and to said premises,
BEING and intended to be the same premises conveyed to
Grantor by Deed from William H.Boone, dated December 13,
2010,recorded January 11,2011 in Liber 12648,Page 296,in
the office of the Clerk of the County of Suffolk,State of New
York,
TO HAVE AND TO HOLD the premises herein granted unto Grantee and the heirs,
executors,administrators,legal representatives,successors and assigns of Grantee forever.
Grantor is the owner of said premises. Said premises is not located in an agricultural
district.
Grantor covenants that Grantor has not done or suffered anything whereby said
premises have been encumbered in any way whatever,except as set forth herein.
Grantor,in compliance with Section 13 of the Lien Law,covenants that Grantor will
receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement before using
any part of the total of the same for any other purpose.
