On May 18, 1992, this Board received from your office a
copy of a sketch site plan for a new marina on Naugles Drive in
Mattituck. We have reviewed the plan and offer the following
comments.
The property lies within the Marine Business ti zoning
district, which calls for 80,000 square feet of land
per use. The subject propert~ is 74,808 square feet
in area. Therefore, the project sponsors will have to
apply to the Zoning Board of Appeals for an area
variance.
The site plan itself will need to show some additional
information at the time of su]0mission, for instance
the location and type of outside lighting (of which
none should shine beyond the propert~ lines);
the overhead utility lines should be shown as being
underground;
the locations of the existing pier and pile clustsr
as well as the boundaries of the federal ehan~el in
the inlet;
the location and terms of the thirty (30) foot
wide right of way that bisects the property from
east to west, as well as a listing of all known
parties having the right to traverse this
property.
