We have reviewed the plan and offer the following comments. The property lies within the Marine Business ti zoning district, which calls for 80,000 square feet of land per use. The subject propert~ is 74,808 square feet in area. Therefore, the project sponsors will have to apply to the Zoning Board of Appeals for an area variance.
