Island Development Corporation,recorded in the Office of the Suffolk County Clerk on March 18,2010 in Liber
12618 page 518.
TOGETHER WITH and SUBJECT TO Easement Agreement,dated March z,02017,between the party of the first
part and Fishers Island Development Corporation,intended to be recorded in the Office of the Suffolk County Clerk
immediately prior to the recording of this deed.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part,the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby

partwill receive the consideration for this conveyance and will hold the right to receive such consideration as a trust

ALL that certain plot, piece or parcel of land, situate, lying and being on Fishers Island in the Town of Southold, Suffolk
County, State of New York, being bounded and described as follows:
BEGINNING at an iron rod stone monument set on the southerly line of East End Road, which monument is 674.06 feet
South of a point which is 399.50 feet West of a monument marking the U.S. Coast and Geodetic Survey Triangulation
Station "Chocomount 2", (which said "Chocomount 2" monument is located on the summit of the highest hill on Fishers
Island, N.Y. about two and one - quarter miles Wet of the Eastern end of Fishers Island and lies South 79 degrees 29
minutes 46 seconds East of North Dumpling Light in Fishers Island Sound); and
RUNNING THENCE South 10 degrees 18 minutes 50 seconds West, 61.69 feet;
THENCE South 7 degrees 49 minutes 30 seconds West, 84.07 feet to land now or formerly of N. Alexander Saint Amand;
THENCE along said land now or formerly of Saint Amand the following three(3)courses and distances:
1) South 80 degrees 54 minutes 10 seconds West, 93.04 feet;
2) South 75 degrees 25 minutes 30 seconds West, 103.32 feet; and
3) South 86 degrees 15 minutes 30 seconds West, 105.13 feet to a monument and land now or formerly of Fishers Island
Development Corporation, said monument marking a point of curve to the right whose radius is 1220.81 feet and the
direction of whose radius at that point is North 40 degrees 36 minutes 30 seconds East;
THENCE northwesterly (following the arc of said curve), 100.03 feet to a stake marking a point of curve to the right
whose radius at that point is 182.94 feet and the direction of whose radius at that point is North 45 degrees 18 minutes and
10 seconds East;
THENCE following the arc of said curve in a northerly direction 140.50 feet to an iron rod;
THENCE North 00 degrees 41 minutes 40 seconds West, 22.59 feet to an iron rod marking a point of curve to the right
whose radius is 17.49 feet and the direction of whose radius at that point is North 89 degrees 18 minutes 20 seconds East;
THENCE following the arc of said curve, 29.45 feet to a point on the southerly side of East End Road; and
THENCE along the southerly side of East End Road South 84 degrees 12 minutes 20 seconds East, 428.57 feet to the
point or place of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the premises which
by law constitute real property.
