Estate of BARBARA T. STARZEE,who died a resident of Suffolk County on May 15,2016,
Letters Testamentary issued on March 20,2017 by the Surrogate's Court,Suffolk County File No.
2017-698,
as party of the first part
and FRANK J. STARZEE,residing at 405 Youngs Avenue,Mattituck,NY 11952 party
of the second part
WITNESSETH,that the party of the first part,to whom Letters Testamentary were issued by the
Surrogate's Court,Suffolk County,New York on March 20,2017 and by virtue of the power and
authority given in and by said Last Will and Testament,and/or by Article 11 of the Estates,Powers
and Trusts Law,and in consideration of a Receipt and Release Agreement from the party of the
second part,acknowledging the distribution of the within property to the party of the second part in
accordance with the terms of the said Last Will and Testament does hereby grant and release unto
the party of the second part,the heirs or successors and assigns of the party of the second part
forever,

TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets
and road abutting the above described premises to the center lines hereof;TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises;TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever,except as
aforesaid.

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Mattituck, Town of Southold, Suffolk County, New York,
bounded and described as follows:
BEGINNING at the iron pipe set on the northwesterly line of Youngs Avenue at the
southeasterly corner of the premises herein described adjoining land of Stefan Laskowski on
the south; running thence along said land of Laskowski on a line at right angles to said
northwesterly line of Youngs Avenue North 50 degrees 30' 40" West 170.34 feet to a concrete
monument and land of S.H. Tuthill Estates; running thence along said land of S.H. Tuthill Estates
North 45" 02' 20" East 100.48 feet to land formerly of Milowski now of Wolbert; running
thence along said land of Wolbert South 50 degrees 30' 40" East 160+53 feet to the
northwesterly side of Youngs Avenue South 39 degrees 29' 20" West 100 feet to the iron pipe
and place of BEGINNING.
