It appears that both parcels are not in violation of the zoning ordinance. Please understand that this determination is subject to change if circumstances are changed. Yours very truly, GERARD P. Therefore, this matter does not appear to need a variance from your Board. When it is reviewe~ the Planning Board will request covenants and restrictions which will be similiar to the following. 1. Lot to be transferred to the house lot of Elvira Morgenstern as a non-buildable lot. 2.
