WITNESSETH, that the party of the first part, in consideration of
dollars paid by the party of the second part, does hereby grant and release unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever,
'BALL that certain plot, piece or parcel of land, situate, lying and being in the Village of Greenport, Town of
Southold, County of Suffolk and State of New York, known and designated on a certain map entitled, "Plan of
Lots Fifth Street, Sixth Street and Peconic Bay, Suffolk County, New York, belonging to Gerard S. Johnson,
made by Charles H. Bateman, C.E., May 1905" filed on 10/19/14 as Map No. 19 and as and by Lot No. 14,
said lot is bounded and described as follows:
BEGINNING at a corner formed by the intersection of with westerly side of Fifth Street with the northerly side
of Johnson Place as laid down on said map;
RUNNNG THENCE along the northerly�ide of Johnson Place the following three courses and distances:
1) North 82 degrees 42 minutes 00 seconds West, 100 feet;
2) northwesterly along a curve bearing to the right, having a radius of 27.52 feet a distance of 29.81
feet;
3) North 20 degrees 36 minutes 40 seconds West, 40.17 feet to the division line between Lots 14
and 15 on the aforesaid map;
THENCE along said division line South 82 degrees 42 minutes 00 seconds East, 143.08 feet to the westerly
side of Fifth Street; and
THENCE along the westerly side of Fifth Street, South 7 degrees 18 minutes West, 50.13 feet to the corner
aforesaid at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises as described in deed made by Ann Elizabeth Wells being
the same person as Anne Elizabeth Hardy, recorded 03-21-74, Liber 7608 page 197.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement before using any part
of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
