Country Estates," and filed in the Office of the Clerk of the County of Suffolk on June 22, 1970,
as Map No. 5486, being more particularly bounded and described as follows:
BEGINNING at a point on the easterly side of Delmar Drive, distant southerly the following
two (2) courses and distances from the southerly end of a curve connecting the southerly side of
Cina Street with the easterly side of Delmar Drive:
I. South 13 degrees 38 minutes 10 seconds East, 158.23 feet;
2. Along the arc of a curve bearing to the left having a radius of 2304.68 feet, a distance
