BETWEEN Maury S. Harris as Executor of the Last Will and Testament of Daniel Harris, Deceased,
c/o Maury S. Harris, Executor, 55 Valley Greens Drive, Valley Stream, New York 11581, as Tenants in
Common, Party of the first part, and
Maury S. Harris, residing at 55 Valley Greens Drive, Valley Stream, New York 11581,
Party of the second part,
WITNESSETH, that the Party of the first part, to whom Letters Testamentary were issued by the Surrogate's Court
of the State of New York for the County of Nassau on August 6, 2014,
and by virtue of the power and authority given in and by said Last Will and Testament, and in consideration of ONE
(1.00) DOLLAR, paid by the Party of the second part, does hereby grant and release unto the�Party of the second part,
the heirs or successors and assigns of the Party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being in the Town of Southold, County of Suffolk and State of New York, known and designated on "Amended Map
'A' of Nassau Point, owned by Nassau Point Properties, Inc.", filed in the Office of the Clerk of the County of Suffolk
on August 16, 1922, as Map No. 156, as and part of Lots numbered 172, 173 and 174, more particularly bounded and
described as follows:
BEGININNG at a monument on the easterly line of Old Cove Road at the division line between lots numbered 174 and
175 on the aforementioned map, which monument is the northwesterly corner of the premises herein described; thence
from said point of beginning running North 78 ° 36' 20" East 177.10 feet to land now for formerly of Stanley R. and
Louise P. Gould;
THENCE along said last mentioned land the following three (3) courses and distances:
1) South 11 ° 23'40" East 175.0 feet;
2) South 57 o 21' 20" West 96.57 feet; and
3) South 78 ° 36' 20" West 110.0 feet to land now or formerly of Widmayer;
THENCE along said last mentioned land, North 11 023'40" West 185.12 feet to a monument on the easterly line of Old
Cove Road;
THENCE along an irregular curve on the easterly line of said Old Cove Road on a tie line, North 31 ° 14' East 33.81 feet
to the monument at the point or place of BEGINNING.

Being the same premises conveyed to Daniel Harris and Maury S. Harris, as Tenants in Common by Daniel Harris and
Esther Harris, his wife, as to an undivided one-half interest, as tenants by the entirety, and Maury S. Harris, as to the
remaining undivided one-half interest, dated March 19, 2003, recorded in the Office of the County Clerk of Suffolk
County on April 25, 2003, in Liber D00012248, Page 077, et seq.

TOGETHER with the appurtenances, and also all the estate which the said decedent had at the time of decedent's death in said
premises, and also the estate therein, which the party of the first part has or has power to convey or dispose of, whether individually,
or by virtue of said will or otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises
have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive
the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
